Every winter, the first hard freeze sends the same emergency calls: a pipe let go and water is coming through the ceiling. Burst pipes are one of the most common and most preventable disasters of a New York winter. Here is how to keep yours intact, and what to do fast if one goes.

Why pipes burst here

Water expands when it freezes, and that expansion puts enormous pressure on a pipe until it splits. New York housing makes it worse: pipes run through uninsulated exterior walls, unheated basements, and vacant units where the heat is off.

Older buildings with original plumbing are the most exposed. The break itself often happens overnight, and the flood is discovered hours later, once it has had time to travel.

How to prevent a freeze

Keep the heat on, even in rooms you do not use, and never let it drop too low when you travel. On the coldest nights, let a faucet drip so water keeps moving, and open cabinet doors under sinks on exterior walls so warm air reaches the pipes.

Seal drafts near where pipes run, and disconnect outdoor hoses. Most important, know where your main shutoff valve is before you ever need it.

Signs a pipe has frozen

A faucet that gives only a trickle on a cold morning, frost on a visible pipe, or a strange smell from a drain can all mean a freeze. If you catch it before the pipe bursts, keep the faucet open so melting water can escape and warm the area gently.

Never use an open flame to thaw a pipe. If you cannot safely reach it, call a plumber before it fails.

The moment a pipe bursts

Shut off the main water valve immediately. Cut power to the affected area if water is near outlets or fixtures, move valuables out of the way, and take photos for your insurer.

Then call for emergency water extraction. The faster the water comes out, the less of your floors, walls, and ceilings has to be torn out.

The damage you do not see

A burst pipe rarely stays where it broke. Water runs along joists, drops into the floor below, and soaks into wall cavities where it quietly feeds mold.

That is why a burst pipe is a drying job for the whole structure, not just a mop-up of the visible puddle. Proper moisture mapping finds where the water actually went.
