Standard homeowners policies are built to cover damage that is sudden and accidental. A pipe that bursts, a water heater that fails, a supply line to a dishwasher that lets go, these are the classic covered events. The damage happened fast and you could not have seen it coming, which is exactly what the policy is designed for.
The flip side is damage that built up slowly. A drip under a sink ignored for months, a slow roof leak, wear and tear on old plumbing, these are often denied as maintenance issues rather than accidents.
The lesson is simple: a small leak is not just a repair problem, it is a coverage problem if you let it sit.
This is the one that surprises people. Water that comes up from outside, storm surge, an overflowing waterway, or heavy rain flooding in from ground level, is generally not covered by a standard homeowners policy at all. It needs separate flood insurance.
