When the fire department leaves, it can feel like the worst is over. In restoration terms, the second job is just starting. A fire leaves behind three problems that keep causing damage after the flames are gone, and handling them in the right order is what saves a home instead of gutting it.
A fire leaves soot on every surface, smoke odor sunk into everything porous, and water damage from the hoses and sprinklers used to put it out. That last one surprises people: firefighting water can soak a home as thoroughly as a flood, and it starts the mold clock the same way.
All three have to be dealt with, and some cannot wait.
If the fire opened up walls, windows, or the roof, the property is exposed to weather, animals, and trespassers. The first step is often an emergency board-up and tarp to secure the structure, so the damage stops growing while the plan comes together.
Soot is acidic. Left on surfaces, it permanently etches and corrodes metal, stains walls, and eats into finishes within days. Smoke odor keeps sinking deeper into drywall, insulation, and fabric the longer it sits.
